Common closing costs include origination fees, settlement and title fees, third-party fees, and taxes and government fees.

  • Origination fees
    These may include an appraisal fee, a credit report fee, a flood certification cost, prepaid interest, and a processing fee. There may be an opportunity to save on closing costs by shopping around for the best terms from different lenders. Also, you can try negotiating with your lender to further reduce fees.
  • Settlement and title fees
    These may include a document delivery fee, a document preparation fee, lender’s title insurance, a settlement/closing fee, a survey fee, and title insurance-related fees.
  • Third-party fees
    These may include a home warranty fee, homeowners association (HOA) dues, homeowners/hazard insurance (initial escrow payment at closing), and prepaid homeowners/hazard insurance premiums.
  • Taxes and government fees
    These may include a mortgage surcharge, property taxes (such as county, city, school) for the initial escrow payment at closing, prepaid property taxes (such as county, city, school), and a recording fee.

NOTE: Some fees may be reduced by comparison shopping or negotiating with your providers. Ask your realtor, real estate agent, or lender if they have preferred companies, which you can choose to use for these services.

  1. Select the state where the home you want to purchase is located.
  2. Select the county where the home is located.
  3. Enter the home purchase price and the down payment percentage. You’ll see the total loan amount, which is the purchase price minus the down payment.
  4. Click on the “View” button to see an overview of the various fees associated with closing on a mortgage.
  5. You’ll see the estimated closing costs range from the lowest amount to the highest amount, based on the information you provided, as well as common closing cost fees. Remember: These costs vary by location, home purchase price, and loan terms.

  • Origination fees: This is a good opportunity to save on closing costs. Shop around for the best terms by getting Loan Estimates from different lenders, and you can try negotiating with your lender to further reduce fees.
  • Settlement and title fees: Some fees may be reduced by comparison shopping or negotiating with your providers. Ask your realtor, real estate agent, or lender if they have preferred companies, which you can choose to use for these services.
  • Third-party fees: You may be able to save on these fees by comparison shopping or negotiating with your providers. Ask for recommendations from trusted sources and be sure to choose qualified service providers.
  • Taxes and government fees: Government fees aren’t negotiable. These include fees to officially transfer the property to the buyer and register the mortgage with the county records office. The costs depend on the region where the home is purchased.

Different lenders may offer different types of loans and different loan terms, so it’s important to explore your options.

  • Ask for lender referrals from family and friends or your local bank. Searching for lenders online and reading their reviews is another helpful way to gather information. Your real estate agent may also provide referrals, but you’re not obligated to use their suggestions.
  • Make a list of lenders who may be a good fit, and then contact at them to discuss your loan.
  • When you meet with a lender’s loan officer, bring your financial documentation so they can give you a better idea of the loans you may qualify for — and be sure to ask lots of questions.
  • You can ask for a pre-approval or pre-qualification letter at this stage to show sellers that you are a serious buyer. Each lender may ask for different information. The only up-front fee at this point could be for the lender to pull your credit report. While a credit inquiry typically has a small negative effect on your credit score, credit checks from multiple lenders within a 45-day period only count as one single inquiry.

All of these discussions will help you understand your options better. It is best to choose your lender after you’ve compared specific loan offers and the overall financing package.

Ask a lender these questions

Once you’ve found a home you’d like to buy, we recommend comparing Loan Estimates from at least three different lenders. If you shop around for your mortgage loan, you could find significant cost savings — just make sure you’re requesting the same type of loan for each estimate so you can make a direct comparison.

  • To get a Loan Estimate, you’ll need to provide a lender with some basics about yourself and the home you want to buy. The only up-front fee at this point could be for the lender to pull your credit report. A credit inquiry typically has a small negative effect on your credit score. However, credit checks from multiple lenders within a 45-day period count as a single inquiry.
  • When evaluating estimates, be sure to note the overall financial obligation as well as the specific terms. Different lenders may offer the same interest rate but a different annual percentage rate (APR). An interest rate is the percentage of the total amount borrowed that is paid as a fee to a lender for a loan. An APR is the effective percentage you pay for your mortgage each year when all additional costs like broker fees, points paid, and closing costs are included. It’s important to compare both rates.
  • Page 2, section C of the estimate includes the services you can shop for, allowing you to potentially find lower cost options. The lender is required to provide a list of companies that offer these services. You can use one of the companies on the list or choose a different company if your lender agrees.

Remember, receiving a Loan Estimate doesn’t mean you’ve been approved for the loan, and it’s not a commitment for either you or the lender. It is, however, a useful guide for what you can expect moving forward. Loan Estimates can be complex, so be sure you understand all the details before making your selection. When planning what you can afford to spend when buying a home, be sure to factor in closing costs — in addition to the down payment — to your savings plan.

If these up-front costs seem out of reach, there may be alternative ways to pay for some of them:

  • Seller subsidies or concessions may be available to lower costs. For new home builds, the builder may also offer concessions.
  • Grants — for both down payments and closing costs — may be available from your church, your employer, municipalities, nonprofit organizations, or public agencies.   • Gifts from family members — anyone you’re related to by blood, marriage, adoption, or legal guardianship — may be able to cover some fees. Verify with your lender if your loan type allows this type of gift.
